Are you thinking of transforming your Accessory Dwelling Unit (ADU) into a year-round space? Many of our customers finish the interiors of their shed, garage or poolhouse to create a comfortable space for their hobbies, guests, or extended family.
Converting a basic shell into a functional space like an office, gym, or guest suite requires a specific, detailed process. Here is our step-by-step guide to achieving a high-quality, durable interior finish so you know what to expect before you get started.
Your standard ADU, like a shed, isn’t typically built to be finished with drywall or shiplap. We start by prep framing the gable ends and corners so that we can later attach walls. This means that we add framing studs every 16” (referred to as “16 on center”) around the entire structure to ensure stability and proper material attachment.
It’s important to vent your ADU if you’re planning to use it as additional living space, especially if you plan to heat or cool the unit. We do this for two reasons: 1) to ensure that warm air can flow freely through the ridge vent up into the soffit and out of the structure in order to prevent moisture build up and potential future mold issues and 2) to help increase air quality in the space.
This stage is where you’ll want your electrical and plumbing roughed in. “Roughed in” means that the wires and pipes are installed, but the finishes are not applied yet. For example, you wouldn’t be able to attach a faucet and sink or a light fixture if the walls aren’t up yet.
Depending on how you plan to use the space, you may want to insulate it. We usually recommend two different types of insulation: 1) Rockwool insulation which is the most efficient and stands up to mold best or 2) Fiberglass insulation which is the most affordable option.
A vapor barrier encapsulates your insulation to prevent moisture and condensation from contaminating the insulation and wall framing and to prevent insulation fibers and dust particles from entering your space. Essentially, this barrier increases the efficiency of your insulation and ensures cleaner air quality.
Now it’s time to add the walls and ceiling. We typically work with two different wall and ceiling materials for our ADUs. Drywall is great for a smooth and classic finish or nickel-gap shiplap for a more rustic look if left natural or coastal look if primed and painted. Our customers mix and match these all the time to create a personalized look for their space. Below you'll see an example of a natural shiplap ceiling with drywall walls.
We often recommend Lifeproof Luxury Vinyl flooring in ADUs because the material is ultra durable, waterproof and comes in a variety of colors. This flooring is perfect for your poolhouse where you will likely trek water into the space and want a solid, slip-resistant material under foot.
At this stage, we’re ready to add the finished carpentry details. We add trim around the windows and doors, build out jambs to frame your doorways and add baseboard around the floor perimeter for a clean and finished look. If you chose natural shiplap for your walls, we typically recommend a rustic trim and baseboard look. If you chose drywall or primed shiplap that you plan to paint, we typically recommend a more designed trim and baseboard that we'll help you select.
Once all the woodwork is complete, you’re ready for paint. Your painter will carefully patch and sand any nail holes, caulk all trim and baseboards and paint walls, ceiling, trim and baseboard with the colors you select.
Last up, your electrician and plumber are ready to install sinks and faucets, light fixtures and wallplates to complete your project. Once this is done, you're ready to move in!
